I was actually interested in this since long ago I use to play EQ2, believe it was mid '05 till Late '05 I was playing. Sadly - the state of the game right now is dilapidated servers. It may not be the case for high level subsciibers now, but I jumped on a newer toon from last year and was disappointed. May not be the case tomorrow.

Of MMO's that you played then I guess. I agree with how popular it is and the creativity displayed. But at the same time I kind of feel sad when people write things like this, because SWG is gone for good now and people don't realise that EQ2's housing system is nothing new or even close to being best in terms of features or creativity from people.
Of the games I have played, Tibia has the best to offer. Since items have a major value in the game, it's the best game to get a house in and brag about your rare finds.
anyone who doesn't put SWG 1st hasn't been playing MMO's long enough to have a valid opinion. EQ / EQ2 is a distant, distant second; so far distant that it's not even on the same plain of existence.
Just mix anything with great customisation (EQ2/wildstar) with the features of WoD garissons.... and then add a PvP setting....
Also add guild castles, with the same features as WoD garrisons and lots of customisation... and also add a PvP setting
I somehow hope that EQ Next listens, ... it would be lovely if crafters could truely build their own houses and such... landmark features could be a blessing..

SWTOR stronghold is not "real" housing the same reason why Rift, wildstar, WoW garrison are not : Instance. But if i look past that then my list would be :-

SWTOR SH is a cash shop festival, more items in cash shop less in actual game. the ration is 10:1 currently, who knows how bad it becomes later. that is just glorified barbie game in space not mmo housing.

Daoc didn't have instance housing FYI
it had "housing zones" that was still apart of the open world, you were just limited to making your house in those dedicated housing zones.
yea all time best SWG. 6 planets of 10000m x 10000m where you could put a house of many different designs. and then decorate house with what was in your inventory. Still the standard for player housing. game cancelled by SOE and resurrected by gamer coders. I play every day, need a bigger house now though.

The obvious answer that most are too embarrassed to admit because it is "hip" to hate on AA atm. Dare anyone say any thing positive about it.
Lets ignore the fact that most the other games peeps are listing are pure "fluff" housing with no utility other than decoration. Lets also ignore the fact that AA brings more utility (except SWG possibly) than most, so it is far more than just fluff.

Decorations
The package in it's entirety is second to none IMHO.
Before someone disparages my comments with land hacks and Trion complaints, this thread is simply about the best housing systems not who manages the best housing system.
Current MMORPG: Tera takes that spot, EQ2 is a close second.

Yes it was essentially unchanged from about pre-CU 2003 onward.
But they added (or expanded, maybe that's the better word) the ability to save your items sorta as a template so you could quickly 'save' how things were in a room, then unpack them super-fast.
But they never allowed a '3rd party' to move things, you either were a full Admin on the house or you couldn't move contents around which kinda broke the Interior Decorator profession, noone could just come in and move stuff around for you to make it look nicer, etc, things people were willing to pay other players to do.
They also had the original bugbear of not knowing where all that wonderful housing was getting placed, and in the end servers went through massive purges of old housing, since you could delete an account but your house would stay in game for a feew years in a far corner of Dantooine, that kinda thing. Eventually they fixed that though, and after a while if your account went inactive, your house would eventually run out of maintenance and auto-pack-up into your datapad with your speeders and ships and pets and all your other junk.
Who in their right mind would want a 3rd party to come in and change your house decorations.? you set it up and it stayed that way. if you didn't log on and pay your house maintenance, your house would be packed up and put in the datapad. You were actually lucky they did that. Otherwise your house and contents would be gone.

In eq2 you can buy an island and build your house. You can lay the walls and floor and roof to build whatever you want. I built a castle. And more I'm recreating my skyrim house there.

Swtor. Ugh. Can't design the house. Hooks. One of the great things with housing like coh swg and eq2 is stacking things in top and even within another object to make something totally new. Swtor while better than nothing is ridiculously limiting.

What I found most hilarious about the free placement of houses is that, with all that space and hidden nooks to place your house, lazy people just crammed them around star ports. It was always fun to explore and find that out of the way house that someone placed and then created a little Roleplaying scenario around it. I remember coming across hidden droid factories, little jails, zoos (Creature Handler RIP in peace), etc. all out in the middle of nowhere that players created for others to enjoy. Great player created content.

dont forget the total planet polution and disruption of mission spawns because of abandoned houses.
